Documentation for a Home Loan :
  1. Listing Agreement and/or Contract of Sale on current home.
  2. Past two years' personal tax returns and W-2's or 1099's complete with all schedules and K-1's.
  3. Two most recent pay stubs.
  4. If applicable: Divorce Decree, 
  5. If car(s) is/are less than five years old and owned free and clear: Car titles   
  6. If applicable: Bankruptcy documents, including filing and discharge documents.
  7. If relocating: Buy-Out Agreement.
  8. If self-employed: Most recent two years' business tax returns (Forms 1120, 1120S, 1065).
  9. If Veteran AND applying for a VA Loan: Either " Certificate of Eligibility" OR Copy of DD214.
  10. Most current three months' statements for the following accounts:  Savings accounts, Checking accounts, CD's money market funds, IRA's, other retirement and pension funds (401K and company savings plan) and any marketable securities (Stocks and Bonds).
Original Documentation:
  1. Landlord history for past two years, including name, address and phone number.
  2. Completed Disclosure Statements. Must be signed and dated by each applicant.
  3. Completed Application. Must be signed and dated by each applicant.
Application Fee:
  •  For Appraisal and Credit Report
For New Purchases ONLY: 
  •  Copy of Earnest Money Contract.
For Refinancing ONLY, you will need copies of:
  1. Current Home Owner's Insurance Binder
  2. Survey
  3. Title Insurance Policy.
